When your buying a condo in a Chicago high rise and you don't have a laundry in the condo it may be something you want to question. Why you ask. We just finished a project on a condo in a 50 year old building that brought up costs that our client didn't contemplate before buying the unit.
- Older building have older plumbing systems that have to be updated when modifications are made to the water supply. This is usually not figured in to the buyers plans and budget.
- Chicago and some HOA's Home Owners Associations may require permits, security deposits, construction fees, elevator fees, architects and bonds to work in their buildings that will raise your budget.
- Usually there is no proper venting so you will have to use a 240 Amp dryer that may be more costly.
- When a laundry is added the space will be required to be donated from another area from the condo. This means you will be building a new room with doors, trim and electric that will all have to be designed.
- Parking to work on your condo may be free or the contractors may be required to pay everyday they are there and most likely that will be a cost to you the home owner.
- High rise condo work usually takes double the time it takes to perform work in a high rise which means more labor costs. It is important that you understand this and you budget for these extra costs.
